This Privacy Policy describes how Glenwood Homes ("Glenwood Homes," "we," "us," or "our") collects, uses, and shares information about you when you visit glenwoodhomes.com (the "Site"), contact us, schedule a tour, subscribe to updates, or otherwise interact with our services. By using the Site, you agree to the practices described in this policy.

Information We Collect

Information You Provide

  • Forms and inquiries. When you submit a contact form, schedule a tour, join a community interest list, or request price updates, we collect the information you enter — typically your name, email address, phone number, the community or floor plan you are interested in, and your message.
  • Chat conversations. When you use the chat feature on our Site, we collect the contents of your conversation and any contact details you share so our team can follow up with you.
  • Homebuyer portal accounts. If you create an account in our homebuyer portal (when available), we collect your login information and the preferences you save, such as saved searches, favorited homes and floor plans, comparisons, and tour bookings.

Information Collected Automatically

With your consent, we and our analytics providers automatically collect certain information when you browse the Site, including the pages you view, links you click, your device and browser type, IP address, approximate location, and the source that referred you to us (such as a search engine, advertisement, or social media campaign). Unless you decline cookies, we store campaign details — such as the advertising campaign or search that brought you to the Site — in first-party browser storage for up to 90 days and include them with any inquiry or tour booking you submit, so we can understand which marketing channels led to it. If your browser sends a Global Privacy Control signal, we keep only campaign names, not advertising click identifiers. Declining cookies deletes these details.

Cookies and Consent

We use cookies and similar technologies in three categories: necessary cookies that make the Site function, analytics cookies that help us understand how the Site is used, and marketing cookies that help us measure advertising. When you first visit, a consent banner lets you accept all, decline, or customize these categories, and you can change your choices at any time through the cookie settings on the Site.

Analytics and marketing cookies for our analytics and advertising partners are only set after you consent. The first-party campaign details described above are the one exception: they are stored unless you decline, and declining deletes them. Calls and Text Messages

If you provide your phone number, you consent to being contacted by Glenwood Homes about your inquiry by phone call and text message, which may include automated technology where permitted by law. Consent to receive text messages is not a condition of purchasing a home. Message and data rates may apply, and you can opt out of text messages at any time by replying STOP.

Phone numbers displayed on the Site may be call-tracking numbers that help us understand which marketing source led to your call. Calls may be recorded for quality and training purposes where permitted by law, with notice provided on the call.

Service Providers We Use

We rely on a small number of service providers to operate the Site and our business. These providers process information on our behalf under their own privacy and security commitments:

  • GoHighLevel — customer relationship management, including form submissions, chat conversations, and email/text communications.
  • Google Analytics 4 and Google Ads, PostHog, and Meta (Meta Pixel and Meta Conversions API) — site analytics and advertising measurement. These set cookies only after you consent, except for the cookieless aggregate counting described under Cookies and Consent. If you consent to analytics cookies, PostHog may also record browsing sessions on the Site — with text you type masked and account pages excluded — to help us understand how the Site is used and improve it. When you submit a form after accepting marketing cookies, we share the event and hashed (encoded) contact details with Meta so we can measure which ads lead to inquiries. Additional advertising partners, such as LinkedIn or Microsoft Advertising, are used only when we run campaigns with them and load only after you consent to marketing cookies.
  • Sanity — content management for the pages you see on the Site.
  • Vercel — website hosting.
  • Sentry — error monitoring that helps us find and fix technical problems. If you consent to analytics cookies, Sentry may also record a small sample of browsing sessions, with text you type masked, to help us reproduce errors.
  • Clerk — secure account sign-in for the homebuyer portal (when available).
  • MLS / listing data providers — real estate listing information displayed on the Site; these providers supply listing data to us rather than receiving your personal information.

How We Share Information

We do not sell your personal information. We share it only with: the service providers listed above, so they can perform services for us; our sales and construction teams, so they can assist with your inquiry; professional advisors such as lawyers and accountants where necessary; government authorities when required by law or to protect our legal rights; and a successor organization in the event of a merger, acquisition, or sale of assets, in which case this policy will continue to apply to your information.

Data Retention

We keep personal information for as long as needed for the purposes described above — generally, for as long as we have an active relationship with you and for a reasonable period afterward to comply with legal, accounting, and record-keeping requirements. Analytics data is retained according to each provider's configured retention period.

Your Privacy Choices and Rights

  • Unsubscribe from marketing emails using the link in any email.
  • Opt out of text messages by replying STOP.
  • Withdraw or change your cookie consent at any time via the Site's cookie settings.
  • Request access to, correction of, or deletion of your personal information by emailing us at info@glenwoodhomes.com. We will honor requests as required by applicable law and will respond within a reasonable time.

Do Not Track

Some browsers offer a “Do Not Track” signal. Because there is no common industry standard for these signals, the Site does not respond to them. We do honor the Global Privacy Control signal as a request to opt out of marketing cookies, and our cookie consent banner gives you direct control over tracking on this Site.

Children's Privacy

The Site is intended for a general audience and is not directed to children under 13. We do not knowingly collect personal information from children under 13. If you believe a child has provided us personal information, please contact us and we will delete it.

Data Security

We use commercially reasonable technical and organizational safeguards to protect personal information, including encrypted connections (HTTPS), access controls, and reputable hosting and monitoring providers. No method of transmission or storage is completely secure, so we cannot guarantee absolute security.

Links to Other Websites

The Site contains links to and embeds from third-party websites and tools — for example, listing detail media, interactive community maps, social media, and review platforms. Those third parties have their own privacy practices, and this policy does not apply to them.

Changes to This Policy

We may update this Privacy Policy from time to time. When we do, we will revise the “Last updated” date at the top of this page, and material changes will be highlighted on the Site.
