Buying Process
How do I get started with buying a Glenwood home?
Visit any of our model homes or contact our sales team to schedule an appointment. We'll walk you through available communities and floor plans, discuss your budget and preferences, and help you take the first step toward your new home. No obligation — just a conversation.
How long does it take to build a new home?
A typical Glenwood home takes 5 to 7 months from breaking ground to move-in day, depending on the floor plan, lot conditions, and customization selections. Weather and permitting timelines can also affect the schedule.
Your construction manager will provide regular progress updates throughout the build process, and you are welcome to visit the site at scheduled walkthrough milestones.
What is included in the base price of a home?
Our base price includes the lot, complete home construction with standard finishes, landscaping, driveway, and all utility connections. Standard features include granite or quartz countertops, hardwood flooring in main living areas, and Energy Star certification. Upgrades and lot premiums are additional.
What is the deposit and payment schedule?
To reserve your homesite and begin the building process, we require an earnest money deposit, typically between $5,000 and $10,000 depending on the community and floor plan. This deposit is applied toward your purchase price at closing.
Additional design center selections may require a separate deposit. Your sales consultant will walk you through the full payment timeline during the contract process. Final payment occurs at closing through your mortgage lender.
Communities
What amenities are included in your communities?
Each Glenwood community is designed with a unique set of amenities tailored to its location and homebuyer profile. Common amenities include pools, clubhouses, walking trails, playgrounds, fitness centers, and community green spaces.
Visit our Communities page to see the specific amenities available at each location. Amenity access is typically included in a modest monthly HOA fee that also covers common area maintenance and landscaping.
Which communities are currently selling?

Financing
Can I use a VA or FHA loan?
Absolutely. Glenwood Homes welcomes VA and FHA buyers in all of our communities. Our preferred lenders have extensive experience with government-backed loan programs and can guide you through the specific requirements, including VA funding fees, FHA mortgage insurance, and appraisal processes. Do you offer financing assistance?
Yes. We work with several preferred lending partners who specialize in new construction financing. They understand our build timelines and can help you secure competitive rates with a smooth closing process.
While we recommend our preferred lenders for the best experience, you are always free to work with the lender of your choice. Our sales team can help connect you with a lender early in the process so you are pre-approved and ready to move forward.
Floor Plans
Can I customize my floor plan?
Yes! We offer a range of structural options and upgrades through our design center. You can personalize your home with upgraded countertops, flooring, cabinetry, fixtures, and more. Your sales consultant will guide you through available options for your selected plan.

Are your homes Energy Star certified?
Yes. All Glenwood homes are built to Energy Star standards, which means lower utility bills, better indoor air quality, and a reduced environmental footprint. Our homes feature high-efficiency HVAC systems, insulation, and windows.
Do you offer a warranty on new homes?
Every Glenwood home comes with a comprehensive warranty program for your peace of mind. This includes a 1-year workmanship warranty covering materials and labor, a 2-year systems warranty covering plumbing, electrical, and HVAC, and a 10-year structural warranty.
