These Terms of Service ("Terms") govern your use of glenwoodhomes.com (the "Site"), operated by Glenwood Homes ("Glenwood Homes," "we," "us," or "our"). By accessing or using the Site, you agree to these Terms. If you do not agree, please do not use the Site.

About the Site

Glenwood Homes is a North Carolina new-home builder. The Site provides information about our communities, floor plans, and available homes, and lets you contact us, schedule tours, and request updates. The Site is for your personal, informational use.

No Offer; Pricing and Availability

Nothing on the Site is an offer to sell real property. All prices, incentives, features, specifications, floor plans, amenities, availability, and estimated completion dates are subject to change or withdrawal at any time without notice.

“Starting at” or “from” pricing refers to the base price of the base floor plan and does not include homesite premiums, options, upgrades, or closing costs. The purchase of any home is governed exclusively by a written purchase agreement between you and Glenwood Homes — no Site content, communication, or estimate creates a contract.

Renderings, Photos, and Depictions

Photographs, artist renderings, virtual tours, videos, and floor plan images on the Site are for illustration only. They may depict optional features, upgrades, furnishings, and landscaping that are not included in the base price, and may not reflect the final built home. Square footages are approximate and may vary from the actual home as built. Floor plans are not to scale, and elevations and exterior details vary by homesite and community.

MLS and Listing Information

Some listing content on the Site is supplied by Multiple Listing Service (MLS) data feeds. That information is deemed reliable but is not guaranteed and should be independently verified. Listing data is provided for your personal, non-commercial use to identify prospective homes and may not be used for any other purpose, including scraping, harvesting, or redistribution. Listings displayed may include properties listed by other brokerages, identified in accordance with the attribution and disclaimer requirements shown with each listing.

No Professional Advice; Calculators

Home Warranties

Nothing on the Site creates, extends, or modifies any home warranty. Any warranty applicable to a Glenwood Homes home is provided solely under the written purchase agreement and the written warranty documents delivered with it.

Homebuyer Portal Accounts

If you create an account in our homebuyer portal (when available), you agree to provide accurate information, keep your login credentials secure, and accept responsibility for activity under your account. We may suspend or terminate accounts that violate these Terms or misuse the Site.

Acceptable Use

You agree not to: use the Site for any unlawful purpose; scrape, harvest, or systematically extract data from the Site; interfere with the Site's operation or security; attempt to access non-public areas or systems; misrepresent your identity; or upload malicious code.

Intellectual Property

The Site and its content — including text, photographs, renderings, floor plans, home designs, logos, and trademarks — are owned by or licensed to Glenwood Homes and are protected by intellectual property laws. We grant you a limited, revocable, non-exclusive license to view and use the Site for personal, non-commercial purposes. No other rights are granted.

Third-Party Websites and Tools

The Site links to and embeds third-party websites and tools, including interactive community maps, listing media, and social platforms. We do not control and are not responsible for third-party content, products, or services, and linking does not imply endorsement.

Disclaimer of Warranties

THE SITE AND ITS CONTENT ARE PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, ACCURACY, AND NON-INFRINGEMENT. THIS SECTION APPLIES TO THE WEBSITE ONLY AND DOES NOT AFFECT ANY WRITTEN HOME WARRANTY DELIVERED UNDER A PURCHASE AGREEMENT.

Limitation of Liability

TO THE FULLEST EXTENT PERMITTED BY LAW, GLENWOOD HOMES WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR ANY LOSS OF DATA, PROFITS, OR GOODWILL, ARISING FROM OR RELATED TO YOUR USE OF THE SITE. IF WE ARE FOUND LIABLE DESPITE THE FOREGOING, OUR TOTAL LIABILITY FOR ALL CLAIMS RELATED TO THE SITE WILL NOT EXCEED ONE HUNDRED U.S. DOLLARS ($100). SOME JURISDICTIONS DO NOT ALLOW CERTAIN LIMITATIONS, SO SOME OF THE ABOVE MAY NOT APPLY TO YOU.

Indemnification

You agree to indemnify and hold harmless Glenwood Homes and its owners, employees, and agents from claims, damages, and expenses (including reasonable attorneys' fees) arising out of your misuse of the Site or violation of these Terms.

Governing Law and Venue

These Terms are governed by the laws of the State of North Carolina, without regard to conflict-of-law principles. Any dispute arising out of these Terms or the Site will be brought exclusively in the state or federal courts located in North Carolina, and you consent to their jurisdiction.

Changes to These Terms

We may update these Terms from time to time. Changes take effect when posted on this page with a revised “Last updated” date. Your continued use of the Site after changes are posted constitutes acceptance.
