The Best Raleigh Suburbs for New Construction Under $450K: 9 Towns Compared on Commute, Taxes and Schools
Short answer: If you want a new-construction home near Raleigh for under $450,000, the strongest options in 2026 are Garner, Knightdale, Wendell, Clayton, Zebulon, Fuquay-Varina, Smithfield, northeast Durham and Mebane. New single-family homes in all nine start between the mid $200s and low $300s. They differ most on the drive to downtown Raleigh (about 6 to 46 miles) and on property taxes, which run from $0.625 to $1.11 per $100 depending on whether a home is inside town limits.
We build in some of these towns and not others. This list includes both, because a comparison that only shows your own communities isn't much use.
How we compared them
For each town we pulled four things in October 2026:
- New-construction starting prices: builder "from" prices on NewHomeSource and builder sites. These change weekly, so treat them as a range, not a quote.
- Property tax rate: the 2026-27 combined county and town rate per $100 for a home inside town limits.
- School system: the public school district that serves the town.
- Distance: approximate road miles from the town's downtown to downtown Raleigh.
